ELG Planning, acting on behalf of our clients, are currently preparing a planning and listed building consent application for the conversion of the Bonded Tea Warehouse, Liverpool. The building is Grade II listed, occupying a prominent location in the Liverpool North Docks area. The building is presently in a poor state of repair and requires major investment to secure its long-term use.
The development proposals comprise of the creation of 216no. dwellings (149no. 1-bed apartments, 57no. 2-bed apartments and 10no. 2-bed duplex apartments), creation of 17,700sqft of workspace, cycle storage, and a gym. There are also a number of external alterations including the creation of an open-air atrium in the centre of the building, and the erection of a modern addition to the western elevation for access means (lift and stairs).
