Windmill Farm, Shelf

Avant Homes and ELG Planning are in the process of preparing a planning application for submission for the construction of 31 dwellings on land off Windmill Farm, Burned Road, Shelf, Halifax HX3 7PT.

The proposal is for the erection of circa 31 dwellings with associated access, landscaping and open spaces. The dwellings will be a mix of semi-detached and detached two storey dwellings each with private parking provision and gardens. Access will be taken from the north of the site.

The site has been established as suitable, developable and deliverable for residential development as part of the emerging Local Plan. Due to the previous under supply of housing in the region it would be logical to allow this site to come forward for development at its earliest opportunity. We would welcome any comments about the proposals prior to the submission of a formal planning application. In preparing the planning application we have commissioned reports to consider a number of technical issues such as; ecology, flood risk, contamination, access/highways, these reports will accompany the planning application.

An Indicative Proposed Site Layout has also been submitted as part of this consultation to show how the site is likely to be set out.

Responses will be collated until 25th February 2022.
