Development Proposal
A planning application is being prepared to be submitted to Redcar and Cleveland Borough Council for the proposed redevelopment of the Former Guisborough Hospital, located off Church Lane, Northgate, Guisborough TS14 6HZ. The proposals will include the creation of 34 new dwellings within the converted existing buildings, consisting of a mix of 1, 2, and 3-bedroom units, primarily in the form of apartments. The layout will include a total of 17 x 1-bedroom units, 12 x 2-bedroom units, and 5 x 3-bedroom units offering a variety of living options. The proposed redevelopment will not only provide much-needed market housing in the area but also involve the reuse of a vacant, deteriorating hospital building which has been closed since 2019. The adjacent page provides images of the site in its current state, which is in visible need of repairs and has areas of boarded up windows on the public facing parts of the building. The Former Guisborough General Hospital west block and adjoining wing was historically the Union Workhouse (1839) and is a Grade II listed building. The proposals allow for the preservation of and sustainable re-use of the existing Grade II listed building, ensuring its historic significance can be conserved to ensure the integrity of this important building within the local community. The benefits of the proposals will therefore include:- Delivery of a mix of homes to meet the needs of the community;
- The redevelopment of previously developed land and the conversion of existing vacant buildings;
- The preservation and associated repairs to a Grade II listed building;
- The provision of much needing housing which will contribute to Redcar and Cleveland’s Housing targets;
- Increased residential population providing support for local businesses within the town; and
- Economic benefits to the area including employment opportunities during the construction phase.
