A planning application is being prepared for a residential development of 33 affordable homes with associated infrastructure and landscaping on land off Malvern Crescent, Seaham, SR7 8AU. The application is being prepared on behalf of Durham County Council’s Housing Delivery Team as part the Council Homes programme with the support of local construction company T Manners & Sons. The site forms part of a wider housing allocation in the County Durham Local Plan under policy 4 (Housing Allocations) site reference H37 – Seaham Collery. Therefore, the principle of residential development has already been established. The proposed development will provide a range of affordable housing consisting of a mix of 2-bed and 3-bed homes, including semi detached properties and bungalows. The draft layout plan has been designed to respect existing residential properties and Cedar Court Care Home to fully integrate with the surrounding area. Key features include:- Vehicular access from Malvern Crescent,
- Pedestrian link to Portland Avenue to the south,
- Areas of public open space to the north and east of the site,
- On plot and visitor car parking in line with requirements,
- Constructed to exceed current standards of energy efficiency,
- Sustainable drainage measures to manage surface water from the development.
